There are three situations where Marcraft Homes can be involved with your home building needs:
- You own your building site and you are looking to find a reliable, quality builder to manage the construction of your home.
- You have visited one of our current site locations and we have an inventory product available to suit all your living requirements.
- You have chosen a home site within our land inventory and you desire to custom design your unique home.
Should you choose to custom design your own home, there is a specific process to follow.
The Custom Home Process
Step 1
Getting to know you
- Meet with a Marcraft Homes sales representative.
- Complete a Marcraft Homes information card.
- Take a drive-by tour of homes previously built.
- Visit our website.
Step 2
The Vision
- Meet onsite with the Marcraft Building Team.
- Discuss lifestyle, home amenities, family requirements, future goals and dreams.
- Discuss general parameters with regard to price range, home style, square footage requirements, location of potential home site.
- Together we analyze the site and discuss building envelope features.
- Discuss how the topographical elevations will best suit your future home design.
Step 3
Client Commitment
- Involve the design team to discuss home design features, exterior and interior specifications.
- Review the right architectural look and the utilization of interior space.
- Marcraft Homes addresses preliminary pricing and the building contract takes shape.
Step 4
Building Contract
- Finalization of specifications.
- Finalization of allowances.
- Completion of "as built" architectural working drawings.
- Completion of engineered drawings.
- Conclusion of contractual obligations.
- Construction start date established.
- Anticipated completion date.
Step 5
Construction Process
There are key junctures throughout the building process when the homeowner’s presence on the building site is desirable. The homeowner is informed in writing of these dates, which usually coincide with financial construction draws. The stages are:
- Foundations
- Framing
- Lock-up
- Pre-finish
At the pre-finish juncture, a review of specifications occurs, ensuring that the placement of rough-in meets customer expectations. Finishing materials and details are also reviewed at this time.
Prior to possession, the homeowner will meet with the Marcraft Homes team in a walk-through to address any concerns or deficiencies prior to final closing and occupancy. All functional and mechanical systems within the house are checked, and all warranty documentation is reviewed, packaged and presented to the new homeowner. Marcraft Homes intends to address all deficiencies prior to possession, whenever possible, so that the homeowner moves into a new home that is fully completed, in perfect working order, and worry free.
