A Spec-Home or a Custom Home – Which is right for you?
If you are in the market for a new home in and around Vancouver and are trying to decide whether to buy a Spec Home, or a Custom Built Home, there are some things to consider:
Land Costs: Spec Homes are generally substantially less expensive because builders such as Marcraft Homes, spend years scouting potential build sites and place standing offers before the land is available to the public, meaning we often are able to secure larger areas for development at a reduced cost.
Building Costs: A custom built home – is exactly that, a custom built home, with a design plan, materials and schedule that is uniquely tied to that individual project. On the other hand, a Spec Home, generally shares features, materials, layouts and styling that is very similar to the other homes – meaning that construction costs and overhead can be shared/split across multiple homes – again, substantially reducing the cost per square foot.
Design Changes: A budget’s biggest enemy. Custom Home projects are much more likely to have changes and costly changes than spec home projects. With our spec homes, most of the decisions have already been made in the plans – and we are now in “build mode”. On the other hand, a Custom Home is where you get exactly what you want, so last minute changes to materials, finishings are more about getting things exactly the way you want rather than adhering to a budget.
Time: Generally, when Marcraft Homes builds Spec-Homes, there is some pent up demand for locations where we have land parcels and we already have potential buyers in mind – meaning that these homes can be built together and placed on the market if they are not spoken for already. Spec-Homes tend to move very quickly when they are listed because buyers have made the decision that they don’t want or have the option of waiting for a Custom Home to be built.
